Position Summary:
Direct, supervise/manage, and evaluate the Facilities team in the essential duties ensuring the quality of services delivered to the clients meets and exceeds our standards and contractual obligations. The Facility Manager has supervision of the trades team including HVAC technicians, Electricians, Carpentry, Plumbers, Pool Mechanics and general building maintenance at Fair Park.
This role will pay a salary of $85,000 to $95,000.

Responsibilities:
ESSENTIAL DUTIES AND RESPONSIBILITIES including but not limited to (other duties as assigned): In accordance with established guidelines and procedures, provide for the timely and efficient training of Facilities staff. This is a hands on working manager role.
- Plan and organize daily and long-range assignments for Facilities
- Conduct daily/weekly management review meetings with staff.
- Implement and maintain programs for inspection of facilities, including comprehensive Preventative Maintenance System for Fair Park equipment and building systems.
- Develop policies and procedures to maximize efficient utilization and scheduling of labor coordinated with maintenance and event requirements.
- Document work requests and facilitates repairs and maintenance activities.
- Recommend repair and maintenance requests for outside contractors, when appropriate.
- Administer outside maintenance and repair contracts.
- Coordinate all inspections with outside regulatory agencies (Fire, Elevator/Escalator, Boiler, ).
- Assist in developing policies and procedures to monitor/ conserve energy consumption and compliance with Utility Contracts.
- Maintain hazardous materials communication program, material Safety Data Sheets (SDS) and required records and permits; maintain knowledge of changes in pertinent Federal, State and Local regulations.
- Uphold all relevant federal, state and local building regulations including EEOC, FLSA, OSHA, NFPA, NEC and ADA regulations.
- Review and ensure proper quantities and types of maintenance supplies are on hand. Develop and maintain procedures to ensure proper supplies are at hand for maintenance and show requirements in a timely manner.
- Research and recommend timely repairs to equipment, purchase of supplies, and selection of outside contractors.
- Research and recommend continuing education programs for key technical personnel involved in the operation and maintenance of the building.
- Review all budget expenditures including labor, materials, supplies, equipment and utility consumption and recommend policies and procedures to promote efficiency.
- Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with Fair Park, to promote coordinated services to clients.
- Plan, coordinate, and communicate with other departments including Event Services team and subcontractors (construction, electrical, etc) to ensure that the arrangements and services ordered by departments are available when and where needed by clients, together with adequate staff to service these events.
- Assist with Preparation of the annual budget for the department.
- Recommend capital purchase requests.
- Manage relationships with the City of Dallas teams: Engineering, Water Services, Public Works, and Maintenance,
SUPERVISORY RESPONSIBILITIES:
Manage, supervise, coach and counsel the facilities team consisting of electricians, carpenters, HVAC, Pool Mechanics, Plumbers, Trades, etc. Carries out management responsibilities in accordance with the company’s policies and applicable laws. Responsibilities include interviewing, hiring and training employees, assigning and directing work in partnership with supervisor, appraising performances; rewarding and disciplining employees; addressing complaints, resolving problems, and resolutions of grievances.
WORK SCHEDULE:
This position works in a public facility hosting sporting events, shows, tradeshows, concerts and general entertainment events; work weekends and holidays, as well as regular office hours is required.
WORK ENVIRONMENT:
While performing the duties of this job, the employee occasionally works near moving mechanical parts (the machinery they operate) and is occasionally exposed to caustic chemicals. The noise level in the work environment is usually moderate. This position works both indoors and outdoors daily.

QUALIFICATIONS:
Must be able to perform each essential duty satisfactorily, representative of the knowledge, skill, and/or ability required. A strong ability to work well in a team environment, work independently, have a positive attitude and strong customer service skills are essential. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Problem solving skills are critical.
EDUCATION and/or EXPERIENCE:
Prefer Bachelors Degree in an Engineering or related field (Engineering trade school) and/or a min of 7 years progressive experience in management of Facilities in a comparable industry or facility is required. Must be able to demonstrate skill in managing multiple disciplines, cross-functional teams with interpersonal skills to foster teamwork. Knowledge of current practices in the maintenance field, as well as working in/on a campus environment is desirable.
LANGUAGE SKILLS :
Ability to read and interpret documents such as safety rules, blueprints, operating and maintenance instructions, and procedure manuals. Ability to write daily logs, routine reports and correspondence. Ability to speak effectively to customers, clients, and all levels of employees.
CERTIFICATES, LICENSE, REGISTRATIONS:
Ideally candidates will have a current trades license such has Electrical, Plumbing, and/or HVAC certification. Candidates must have or be able to obtain CPR, First Aid, Blood Borne Pathogen, AED, Forklift and OSHA certifications.
PHYSICAL DEMANDS:
Ability to work in a fast-paced environment to meet tight deadlines. Regularly required to stand, walk, talk, hear, and use hands for frequently required to use hands to finger, handle, or feel; reach with hands and arms; and stoop, kneel, crouch, climb, balance, or crawl. Must be able to lift and/or move up to 50 pounds. Specific vision abilities required include: close, distance, color, peripheral, depth vision, and ability to adjust focus.
COMPUTER SKILLS:
Ability to proficiently utilize Microsoft Office products (Word, Excel, Outlook and PowerPoint). Knowledge of Computerized Maintenance Management Software (CMMS) software preferred.
OTHER SKILLS and ABILITIES: Ability to demonstrate technical expertise in the fields of electrical engineering, plumbing, mechanical engineering, heating and air conditioning, welding, painting, and carpentry. Ability to demonstrate administrative and budgeting skills.
